Common Questions & Answers

"Is the caretaker a tenant?"
No. The caretaker is placed under a caretaker agreement, not a lease. They are there to maintain and watch over the property on behalf of BARN, which is a nonprofit. This is a fundamentally different legal relationship than a landlord-tenant arrangement. The agreement is revocable by the owner.
"What about liability?"
BARN carries its own general liability insurance that covers the caretaker's presence on the property. The owner is additionally named as an insured party on the policy. We can provide a certificate of insurance before any agreement is signed.
"How long does the arrangement last?"
It lasts as long as the owner wants. There is no minimum commitment. Most arrangements last 6-18 months, but some owners participate for years. The owner can end it with 30 days' written notice.
"What condition is the property in? / My property needs work."
BARN handles rehabilitation. We assess the property and perform necessary repairs to make it habitable -- plumbing, electrical, cleaning, painting, etc. The owner is not responsible for rehab costs. Properties in poor condition are actually ideal candidates because they benefit most from the program.
"What does it cost me?"
Nothing. There is no cost to the owner. BARN covers rehab, maintenance, insurance, and caretaker placement. The owner's only contribution is access to the property. In return, the owner saves on VPT and gains a tax deduction.
"What if I want to sell the property?"
No problem. Give BARN 30 days' notice, and we will relocate the caretaker. Many owners use the program to bridge the gap while preparing to sell -- the property stays maintained and avoids VPT in the meantime.
"Who are the caretakers? Are they vetted?"
All caretakers go through BARN's screening process, which includes background checks and an interview. They are individuals who are experiencing homelessness but are stable, responsible, and motivated to maintain housing. BARN provides ongoing support and check-ins.
"Do I need to sign a long contract?"
No. The agreement is straightforward and revocable. BARN's legal team can walk you through it. You are not locked in.
