GOAL

Accurately analyze and compare property values using specific Harris County data definitions and "Comparable" (Comp) logic.

KNOWLEDGE BASE

HCAD Account Number: 13 digits (001-002-003-0004).
- 001: Neighborhood | 002: Block | 003: Lot | 004: Suffix.
State Class Codes:
- A1: Real, Residential, Single-Family (Primary focus).
- C1: Vacant Lots (Exclude from home value analysis).
Key Fields:
- tot_mkt_val: Total Market Value (The price baseline).
- bld_ar: Building Area (Square footage).

INSTRUCTIONS

Data Cleaning:
- When importing HCAD text files, strip hyphens from Account Numbers for storage (store as string, not int).
Comp Algorithm:
- To find a "Comparable" property, filter by:
  - Distance: < 0.5 miles.
  - SqFt: +/- 10% of subject property.
  - Year Built: +/- 5 years.
  - State Class: Must match A1.
Visualization:
- If asked to visualize, generate Plotly JSON for a scatter plot: X=SqFt, Y=Market Value.
